JAY P. CARLSON, Managing Broker/Principal
Jay Carlson has been practicing Commercial Real Estate in Colorado Springs, specializing in Retail Leasing and Development since 1983. He is currently the Managing Broker and Principal of Front Range Commercial, formed in 1999. From 1994-1999 Carlson was a Principal in ownership of The Summit Commercial Group, Inc. From 1985-1990 he was the Director of Leasing for Patrick M. Nesbitt, Associates of Colorado Springs, then the largest retail developer, where he was responsible for all phases of leasing for more than 1 million square feet of retail property.
Carlson specializes in representing Shopping Center Owners and Retail Land Owners in the leasing and development
of their properties. His background comes from representing developers in-house and as an outside broker. Therefore, his philosophy in representing his clients is based on providing “In-House” real estate services and always negotiating with the client’s best interest in mind. He is seasoned in accomplishing his clients goals and can negotiate on the clients behalf for zoning, financing, construction, tenant finish and taxes to accomplish those goals.
Carlson has negotiated leases with the top names in retailing including: Wal-Mart, K-Mart, Best Buy, and PetsMart.
A native of Chicago, Ill., Carlson moved to Colorado Springs in 1972. He is a 1982 graduate of the University of Colorado-Boulder where he earned a Bachelor of Arts Degree in Economics. He is past Chairman and board member of the Realtors Commercial and Industrial Society in Colorado Springs, a member of the Pikes Peak Association of Realtors, the international Council of Shopping Centers and was Chairman of the Western United States Retail Group for Coldwell Banker Commercial 2000-2002.
He was chosen the 2001 Realtor of the Year by the Realtors Commercial and Industrial Society in Colorado Springs.

J.P. Robert Nolette, III, is a founder and owner of Front Range Commercial. A graduate of Miami University School of Business Administration in Oxford, Ohio, he holds a Bachelor of Science in Marketing.
He entered commercial real estate in November 1986 as a sales and leasing agent with Springs Development, Inc. Mr. Nolette was a leasing agent for Rosenbaum/Dean, Colorado Springs’ largest retail developer from 1987 to1991, when he formed the Summit Commercial Group, Inc.
Mr. Nolette has overseen property management functions of a 2 million square foot portfolio and handled in excess of 600 Lease and Sale Transactions.
In the summer of 1999, Mr. Nolette co-founded Front Range Commercial, which he operates to this day. The company has consistently been in the top five companies in Colorado Springs based on transaction volume and management portfolio.
He is past Chairman of The Realtor’s Commercial Industrial Society (RCIS), and attained the distinction of being named RCIS Commercial Realtor of the Year for 2002. In 2005, Mr. Nolette received an award for completing the “Office Transaction of the Year” for his successful completion of the sale of Cook Ministries, a 72,000 s.f. surplus facility.
Mr. Nolette has been a member of VISTAGE, the world’s largest CEO member organization, since March of 2001.
MICHAEL A. ROSLIN, CLS, Broker Associate

Michael A. Roslin joined Front Range Commercial Real Estate in 2005 and focuses on Landlord and Tenant representation, as well as the disposition of investment properties.
He offers a full range of consulting and marketing services, including lease review, property analysis and market positioning. Michael approaches every assignment with a client centered focus, and is the type of person who prides himself on his creativity, incisiveness and ability to tackle tough problems with an ever present desire and urgency to complete projects quickly on behalf of clients.
Michael is a graduate of the University of Colorado with a B.A. in Organizational Communication/Economics.

ERIC HEMINGWAY, Broker Associate

Eric Hemingway’s experience in the Real Estate industry dates back to 2001. He specializes in land sales and acquisition, residential and commercial land entitlement, and construction management and commercial sales.
Coming from Lake Forest College with a degree in Economics, Eric started with the Summit County Planning and Engineering Department where he had many diverse roles. One of these roles was managing the creation of the county-wide Geographic Information System. This experience led Eric into a position as a Systems Engineer, traveling around the country presenting and implementing software systems for the top Fortune 500 companies.
With the downturn in the software industry in the late 1990’s, Eric chose to “reboot” and begin a career in Real Estate. Eric started his Real Estate career as a partner in Point West Homes and Gateway Land Holdings, achieving several successful real estate developments, managing all aspects of these projects from purchasing of raw ground to finished home sales. As a managing partner in these companies, Eric gained valuable experience in Real Estate entitlement through the City of Colorado Springs and El Paso County.
Eric joined forces with Front Range Commercial to augment his knowledge of commercial sales, property tenant management, and commercial leasing. Eric’s Real Estate philosophy is to design solutions to assure that the land project, land or commercial sale, building management, or leasing of a property is successful for his client. BRANDON STRAUB, Broker Associate

Front Range Commercial, LLC is pleased to announce that Brandon Straub has joined our firm as a Broker Associate, working in the Office & Retail Leasing and Investment fields. Brandon previously worked as a project manager and operational analyst For Intelligent Software Solutions (ISS) in the Defense Industry. He received his B.A. in Economics from Colorado College in 2007 and was born and raised in Colorado Springs.
Brandon played hockey at Colorado College and was the team Captain in 2007. After graduating from Colorado College he spent 4 years playing professional hockey in the Detroit Red Wings Organization, including the American Hockey League affiliate and the Grand Rapids Griffins club. He now dedicates his time and passion to the game as an assistant coach for Colorado Springs Amateur Hockey Association’s Tier 1 AAA Pikes Peak Miners U16 club hockey team, as well as running his own power skating and skating video analysis business.
